Our screening process combines technology-driven tools with hands-on review to help us identify high-quality residents while staying fully compliant with federal fair housing laws and Texas Property Code.

We evaluate each applicant based on a consistent set of criteria that may include:

• Verified income and employment

• Credit history (when applicable)

• Criminal background and public records check

• Rental history and landlord references

• Eviction and collections history

• Pet screening and documentation

• Other relevant risk factors permitted by law

All applications are reviewed individually and without discrimination based on any protected class under the Fair Housing Act, including but not limited to race, color, national origin, religion, sex, familial status, or disability.

In the unlikely event that we place a resident who fails to pay rent and must be evicted, we offer a Risk Mitigation Guarantee that may cover up to $1,000 in legal fees related to the eviction — at no cost to the owner.
