These requirements ensure that each home not only meets legal expectations but also presents well — helping attract high-quality tenants faster and protecting your long-term investment.
To list your home for rent, the following must be completed:
Property must be professionally cleaned, inside and out, and free of all trash and personal belongings
HVAC system should be in good working condition with a clean filter installed
All appliances and systems (electrical, plumbing, etc.) must function as designed
Kitchen and bathroom caulking must be clean and mildew-free
Locks, doors, and windows must open, close, and lock securely
Window screens should be intact and functional
Smoke detectors in every bedroom and on every floor
Carbon monoxide detectors installed near sleeping areas (as required by Texas law)
Yard and exterior areas should be clean, trimmed, and free of debris
Garage should be swept and clear of all items
We also strongly recommend the following items be addressed to ensure faster leasing and higher tenant satisfaction:
“Hotel-level” cleanliness throughout the home
Freshly cleaned carpets or new flooring where needed
All painted surfaces uniform with no mismatched touch-ups
Blinds installed on all bedroom and sliding glass doors (no curtains or drapes)
No personal items or decor left behind — this includes toiletries, wall art, shower curtains, tools, lawn equipment, or furniture
All light bulbs functioning properly in every room
Door stops installed and doors opening/closing smoothly
Any fireplace must be clean and properly screened (or sealed if not in use)
Exterior safety railings secured and in good condition
Window wells (if present) should have protective covers
